Architectural Design

All begins with a free site visit and consultation

This is to discuss your Project and get a good understanding of what you want to achieve. I will consider the design requirements and then will provide you with a written FIXED QUOTE.

STAGES

1. Concept Design

Once the fees are accepted, we begin the preliminary design process. This may require a Site visit and taking site measurements and levels. I will also visit the Council and obtain all relevant Site information. At this stage we will have several meetings where you will share your ideas and how to develop them. I prepare several Concept Design Plans as 3D Building Information Model /BIM/. You will be able to choose the most suitable for you. Ones the Concept Design is confirmed we move forward.

2. Developed Design

Once clients have had the Concept Design, they go over it thoroughly and make any changes they would like.
Further development of the Concept design, drawings, materials, finishes, specifications.
Consultants – review and coordination accordingly the Concept Plans.
Preparing Set of Documentation to identify building and structural elements, services, materials and finishes.
A final meeting will be done for coordination and clarification of materials, surfaces, floor layouts, elevations, incorporated services and facilities.
It includes detailed plans, elevations, sections, landscaping and site works, materials.
If a Recourse Consent requires the application will be done at this Stage.
Quantity Surveyor could be engaged if desired.
I also provide a 3D walk thru on your mobile.
I provide this at no extra cost at the Developed design stage as an Industry Standard in 3D modelling.
Ones the Developed Design is confirmed we move forward.

3. Detailed Design and Documentation

At this Stage I prepare the Documentation for the Building Consent Application.
Drawings detailed to level required by Council. These includes Plans, Elevations, Cross Sections, Construction Details and Specification.
I will have meetings with Consultants and discuss the integration of their information for lodgment at the Council.
When all Plans and Documents are ready, I lodge the Application for Building Consent on your behalf.
This is the point of the completion of the Stage.

4. Completion

Lodge the Consent Documentation at the Council, deal with the Processing Officer, obtain the Granted Consent.
